Roehampton Lane, Roehampton, London

New Build Basement, Extensions, Internal and External Remodelling.

We achieved planning approval for works to this handsome early 20th Century detached house comprising a new build basement and lightwells, a large rear extension at ground floor level, a rear second floor extension, along with new entry gates and walls facing onto Roehampton Lane.

Within the new basement is an impressive games /'rec' room, a guest bedroom suite, a wine room, a large plant / storage  room and a WC.

The basement is connected to the existing ground floor by a new glass and steel staircase, the openness of which increases the visual connection between the two levels.

The ground floor has multiple living areas including formal reception and dining rooms, a music room and family room, along with a kitchen (with separate pantry) and informal dining area, a study, WC and a boot room with access from the side of the property. Most of the living spaces are interconnected with large sliding pocket doors.

There are seven bedrooms across the first and second floors - mostly ensuite - along with a roof terrace to the first floor

Externally new brick boundary walls with automated gates were constructed to the front drive, along with new hardstanding pavers and landscaping. The rear garden was completely remodelled with a swimming pool and poolhouse, new lawns, hard and soft landscaping and trees.

The roofs are provided with solar panels and the energy collected is stored in an array of Tesla batteries. Lighting, motorised blinds, heating, AV installations and intercoms are controlled via Savant and Lutron.
